Frond villas: one road in, one road out

Each frond is a single dead end road with villas down both sides. There is no through traffic and no alternative route, which is lovely for living and unforgiving on moving day. A large truck parked badly halfway down blocks the neighbours, and at the far end of a frond there is often not enough room to turn one around comfortably.

So we plan the vehicle to the plot. We check where your villa sits along the frond, how the driveway is oriented and whether a three ton truck can get in and out without a twenty point turn in front of somebody else’s gate. On the outer plots that sometimes means two smaller vehicles instead of one large one, and it is better to know that at the survey.

Frond villas are also big. Four to six bedrooms, a majlis, a formal dining set, garden and pool furniture, a store room and usually a maid’s room that has become additional storage. That is more than one truck in most cases, and for the larger Signature Villas it is often packed on one day and moved on the next.

Trunk apartments behave like any Dubai tower

The Shoreline buildings, Golden Mile, Marina Residences, Azure and the other trunk developments work the way high rise Dubai works. There is a loading area with restrictions, a service lift booked in slots by building management, a move in or move out permit and normally a refundable deposit held against damage to shared areas.

Some of the older trunk buildings have narrow service corridors between the loading point and the lift, which matters more than people expect. A three seater sofa that clears a doorway will not necessarily clear a ninety degree turn in a tight corridor while still assembled. We check the route and dismantle what needs dismantling before it is carried rather than after it is wedged.

We apply for the permits at both ends and book the lift slot, alongside registering the vehicles at the community gate. Your DEWA account and internet are separate and stay with you.

Sand, salt air and a hot truck

Living by the water is hard on furniture in ways that only show up when you move it. Salt air and humidity work into hinges, drawer runners and anything with an untreated metal fitting. Fine sand gets into upholstery and into the underside of wooden furniture.

That changes how we wrap rather than how fast we work. Anything with a polished surface is blanket wrapped rather than shrink wrapped directly, because plastic against polish in this climate traps moisture and leaves marks. Upholstery goes into covers rather than travelling bare. Mattresses go into covers as standard.

Heat matters too. A closed truck sitting in the sun on the trunk road gets very hot, so we stage loading to keep the sensitive items out of a parked vehicle for as long as possible, and we start early on the larger villa jobs for exactly that reason.
