The end of tenancy clear out

A handover inspection is short and predictable. The agent checks that the property is empty, that it has been cleaned, and that every fixture is still there. Empty means empty: nothing on the balcony, nothing in the maid's room, nothing in the storeroom, nothing in your parking bay. Cupboards get opened.

Whatever is left behind becomes the landlord's problem, so the landlord makes it yours. Someone is booked at short notice, the cost comes off your security deposit, and a cleaning charge usually follows. The refund waits while the invoices are argued over.

So the clearance belongs before the inspection. If your handover is tomorrow and the flat is still half full, say so when you call: same day runs happen when a crew and a lift slot are free. Most people clearing a flat are moving too, so both jobs can run on one visit.

Household junk, fit out debris and shop clearance

Household and villa clearances are the everyday work: sofas, mattresses, bed frames, wardrobes, white goods, televisions and storeroom boxes nobody has opened since the last move. Villas add garden cuttings, broken outdoor furniture, a replaced split unit or a water tank off the roof. Anything still wired in or plumbed in needs a technician to disconnect it first.

Construction and fit out debris is a different job, quoted separately. Tile, cement, gypsum board, sand and broken sanitaryware fill a truck by weight before they fill it by volume, and this waste is handled apart from household rubbish. Tell us which you have, or that it is both.

Offices and shops set their own timing, because desks, partitions, shelving and signage often have to leave outside trading hours. One rule matters most: wipe your data before we arrive. Computers, servers and copiers hold client records, and we are a removal crew, not a data destruction service.

Where it goes, and what we cannot take

Sorting happens as the truck is loaded. Furniture and appliances somebody would genuinely use again are set aside for donation or resale. Metal, cardboard and electronics are kept separate, and what is left goes to a municipal facility. We will not print a recycling percentage, because the honest answer changes with every load.

There is a short list we cannot take on a general load. Paint, thinners and solvents. Gas cylinders, full or empty. Car batteries, engine oil and tyres. Pool and garden chemicals. Medicines, needles and anything else medical. Asbestos is a licensed job of its own. All of it needs a licensed carrier, and all of it is dangerous in a mixed load.

Put those items to one side and we will tell you where each one belongs. Cylinders usually go back to the supplier that filled them, batteries and oil to a garage, unused medicines to a pharmacy. What a clear out costs

Junk is priced on the space it takes in the truck and on how far it has to be carried. Weight barely matters for household items: a room of old bedding, curtains and cardboard weighs almost nothing and still fills a vehicle. Construction debris is the exception, which is why it is quoted alone.
