Why a villa is a different job from an apartment

A two bedroom apartment is one truck and a small crew for half a day. A four bedroom villa is normally two or three trucks and a much larger crew, and it fills a full day. Five and six bedroom villas are packed on one day and loaded the next. That is safer for the furniture and calmer for the family.

The missing lift is the part people underestimate. In a tower, everything travels in a padded box that stops at your door. In a villa, every wardrobe, mattress and dining table comes down a staircase, and the turn in the stairs decides what fits. A sofa that came in through a patio door before the garden was landscaped may not leave the same way, so we measure the stairwell, the front door and the gate at the survey.

Villa furniture is bigger as well. Twelve seater dining tables, oversized beds, tall wardrobes and full height mirrors are normal here, and none of them travel assembled. Villa tenants usually own their appliances too, often with a second freezer in the garage.

Gate passes, community rules and the paperwork

Villa communities control moving differently from towers. Instead of a building permit and a lift slot, you are dealing with security at the gate. Most managed communities want the move registered in advance with the date, the company name, the vehicle plate numbers and the crew names. The guard checks Emirates ID copies before a truck comes through the barrier.

Rules change from community to community. Some allow moving during daytime hours only and will not admit a truck after dark. Some limit vehicle size on internal roads, which can mean two smaller trucks instead of one large one. Some hold a deposit against damage to gates, kerbs and landscaping. We arrange the passes before your date, so the morning starts with loading.

Utilities stay your job and have nothing to do with the gate pass. Close your DEWA account at the old villa and open it at the new one, and move your internet at the same time. Both community offices will want your tenancy paperwork and Ejari details, so keep copies on your phone.

The garden, the majlis and the rooms nobody opens

The garden gets left until four in the afternoon and then costs two extra hours. Outdoor dining sets, loungers, parasols, a gas barbecue and children's play frames all have to come apart, and most have spent two Dubai summers seizing up in the sun. Gas bottles travel disconnected and empty. Pool pumps, hoses and a pressure washer are drained first, or they leak over whatever sits below them.

Majlis furniture needs its own plan. Carved frames and long low sofas mark easily and are awkward to grip, so they are blanket wrapped and carried by four people rather than dragged. Large carpets are rolled onto a tube and never folded, because a fold in a good rug becomes a permanent crease. Built in wardrobes and fitted shelving normally stay with the villa.

Then there is the store room and the maid's room. In almost every villa we survey, one of them has not been properly opened in two years. Look inside a week early, because otherwise you are paying to move boxes you will not open at the other end either. It helps at handover too. An empty room shows the inspection every mark the furniture was hiding.

What a villa move costs in Dubai

Villa moves are priced on volume first, then access, then how much packing you want done for you. Bedroom count is only a rough guide. Two four bedroom villas on the same street can be a day apart in work if one family has a planted garden and a full store room.
